Understand your options
What if your buyer doesn't have an agent?
An unrepresented buyer may make an offer on your home. Here's what that means for you.
If a buyer does not have their own agent, that does not automatically mean the listing brokerage represents the buyer. Your listing agent continues to represent you under the terms of your listing agreement, unless a different agency arrangement is properly disclosed and agreed to.
We will discuss how buyer inquiries, showings, offers, paperwork, and negotiations are handled when a buyer is unrepresented, so you know what services are being provided and to whom.
Let's Discuss Your OptionsWhat happens to the fees?
No automatic buyer-agent fee. If a buyer has no buyer's agent, there may be no separate buyer-broker compensation to pay. However, that does not automatically reduce the agreed listing fee.
If Amy Evans writes the accepted buyer's offer: The applicable package-specific additional fee is due if the sale closes, as stated in the signed listing agreement. Other selling expenses are separate.
Every offer is evaluated on its terms. Buyer-agent compensation, when requested or offered, is negotiable and may be considered alongside the other terms of an offer.
Agency relationships, compensation, and permitted services are governed by Tennessee law, brokerage policy, and signed agreements. The additional fee applies when Amy Evans writes the accepted buyer's offer and the sale closes, as defined in the signed listing agreement; writing an offer does not itself establish an agency relationship with that buyer.
